These Terms govern use of the Modern Times Homes LLC home-sale calculator and related pages at compare.moderntimeshomes.com.

1. Purpose

The calculator helps homeowners compare estimated proceeds from potential methods of selling residential real estate. It is provided for informational and educational purposes only.

2. Results Are Estimates

Calculator results are not:

• An appraisal
• A broker price opinion
• A comparative market analysis
• A professional valuation
• A guarantee of market value
• A guarantee that a property will sell
• A guarantee of sale proceeds
• A loan payoff statement
• Legal advice
• Tax advice
• Financial advice
• An offer or contract to purchase real estate

Actual values, repair expenses, commissions, broker compensation, closing expenses, concessions, holding costs, mortgage payoffs and purchase prices may differ materially.

3. Information Provided by User

The calculator depends on information entered by the user. Incorrect, incomplete or materially different information may result in inaccurate estimates.

4. Traditional-Sale Estimates

The traditional-sale comparison may use assumptions involving expected selling price, property condition, repairs, repair strategy, real estate professional compensation, closing expenses, seller concessions, time to sell and holding expenses.

Real estate broker compensation is negotiable and is not established by law or by Modern Times Homes.

5. As-Is Cash-Sale Estimates

Any estimated cash-sale amount shown by the calculator is illustrative only and is not an offer by Modern Times Homes LLC.

Modern Times Homes may consider property condition, required repairs, location, market conditions, comparable sales, occupancy, title, liens, taxes, property access, closing timeline and other transaction-specific factors.

Any actual purchase offer will be made separately after property review and may be higher or lower than the calculator estimate.

6. No Obligation to Sell

Using the calculator does not require the user to sell the property, sell to Modern Times Homes, accept a cash offer, hire a real estate broker, or purchase any product or service.

Requesting an offer is non-binding unless a separate written purchase agreement is later signed.

7. Contact Permission

Where a user affirmatively agrees to the calculator’s contact-consent disclosure, Modern Times Homes may contact the user according to that consent and applicable law.

Consent may be revoked as permitted by law.

8. No Agency or Advisory Relationship

Use of this calculator does not create a broker-client, attorney-client, fiduciary, financial-advisory or agency relationship.

Modern Times Homes acts for its own account when evaluating whether to purchase a property.

If Modern Times Homes makes an offer, its interests as a prospective buyer may differ from the seller’s interests.

9. Availability

We do not guarantee the calculator will always be available, uninterrupted, error-free, produce a particular result, or be suitable for every property or transaction.

10. Acceptable Use

Users may not:

• Attempt unauthorized access to systems
• Interfere with site operation or security
• Submit malicious code
• Abuse the calculator using automated systems
• Intentionally submit fraudulent information
• Use the calculator for unlawful purposes

11. Intellectual Property

The calculator, website content, design, branding, text and other materials are owned by or licensed to Modern Times Homes LLC unless otherwise stated.

12. Third-Party Services

The website may depend on third-party hosting, database, analytics, communications or infrastructure providers. Modern Times Homes is not responsible for temporary interruptions caused solely by third-party systems outside its reasonable control.

13. Limitation of Liability

To the maximum extent permitted by law, Modern Times Homes LLC will not be liable for indirect, incidental, special, consequential or punitive damages arising solely from reliance on calculator estimates.

Modern Times Homes does not guarantee that estimated sale proceeds, property values, repair expenses or transaction costs will equal actual results.

Nothing in these Terms excludes liability that cannot lawfully be excluded or limited.

14. Privacy

Use of the calculator is also subject to the Privacy Policy.

15. Governing Law

These Terms are governed by the laws of the State of Illinois, without regard to conflict-of-law principles.

16. Changes

We may update these Terms from time to time. The current version will identify its effective date.
